French banks lend to non-residents up to 80 percent LTV, EUR-denominated, typically at fixed rates for the whole term (a French market convention). Compromis de vente signs first; the notaire handles the transaction.

- LTV up to 80 percent for strong applicants, more commonly 70 percent.
- Currency EUR. Fixed rates 3.0 to 4.0 percent for 15 to 25 years typical.
- Notaire fees 7 to 8 percent of price on old property, 2 to 3 percent on new build.
- Life-insurance requirement typical; property insurance mandatory.
